Saddlewalk at June Lake: Thompson Station’s New Construction Community Guide

The forest green front door catches your eye before you even step inside. It's one of those small choices that tells you this builder isn't doing cookie-cutter. I'm standing in front of a brand new Signature Homes model in Saddlewalk , the community formerly known as Dune Lake, and the phones have been ringing off the hook. People want to know if the opportunity is over. I'm here to tell you it's not over, but we're getting right about there.

This is a spring/summer 2026 update, and everything is different from the last time we showcased this community. Different models, different prices, different products. The amenities are up and running, the clubhouse and gym are active, and people are out living their lives. That's one of the reasons this community is selling like hotcakes. They cannot keep inventory on these homes. We're talking 210 total homes, and they're almost built out. Limited opportunities remain, and they're dwindling daily.

I'm going to walk you through this model, show you what makes Signature Homes stand out in Williamson County, and break down the pricing from townhomes starting around $500,000 to estate homes pushing $1.3 to $1.4 million and beyond. If you're relocating to Nashville and you want Williamson County schools, a great location, and architectural details that actually make your house memorable, this is the update you need.

Saddlewalk: Architectural Details That Actually Matter

Saddlewalk sits in Thompson's Station, Williamson County, and it's a Signature Homes community that's been selling so quickly they're almost built out as of 2026. This is the community formerly known as Dune Lake, and if you've been following along, you know the products and models in 2026 are completely different from what we showcased before. That's why we're here again. This is not the same tour.

The first thing you notice walking in is the forest green doors on the coat closet. Designers are bringing color back, and it's not all super neutral, no pops of character. This type of color gives the house a little something something and makes it memorable. When you move to Nashville, everyone and their mom is going to want to come visit, and the first thing out of their mouth is going to be, "Oh my gosh, what a cool house, so unique, beautiful area." This builder really knocks it out of the park with that wow factor.

The entry hallway has a beautiful painting on a big bare wall, accented with gorgeous bronze sconces. It's these architectural details that set Signature apart. They don't do cookie-cutter homes. You get variety, you get thought, you get a house that doesn't look like the one next door. That matters when you're spending this kind of money, and it matters even more when you think about resale.

The fireplace in the living room is massive, and it brings the eye up beautifully. You've got a great gas fireplace, this is a gas community, and amazing built-ins painted in a charcoal color. The color just pops at you. The framed mirrors on the wall have this dark charcoal grid pattern that ties the whole space together. I don't know what you'd call the pattern, but it's not your standard grid, and it works.

Outdoor Space and Variety of Products

The covered outdoor area has epoxy flooring, and the whole space is covered. If you've got a little dog that needs to run around and do their business, you still have the grass and everything like that, but you don't have this whole huge area to maintain. Some of these homes offer more outside space than others because you've got a variety of different products in this neighborhood. It really depends on what you're looking for. There are townhomes, there are estate homes, there are basement homes, and there are primary downstairs options. The variety is one of the reasons this community appeals to so many different buyers.

The Kitchen and Living Spaces: Color, Function, and 20-Foot Ceilings

The kitchen is tucked into a nook with soaring ceilings and a really cool beam feature. You've got this awesome light fixture that's funky and beautiful, and then you've got this massive island. The kitchen is so well thought out. You have a 36-inch gas stove with six burners. These are big burners. If you cook with cast iron like I do, you can set them next to each other and it's going to work. The tile is very reflective and ties it all in together.

The sagey green cabinets are the star of the show. You've got sage green on one side, and the island has a wood look with a stunning waterfall feature. They tied it all together with beautiful brass hardware, the jewelry of the kitchen. It's so pretty.

The pantry is functional, and I like this because I have a big family. We have breads, we have tortillas, we have fruits, and it's like, where do you put all that stuff? We've got this chocolate lab, and she loves it when we leave because as soon as we leave she goes and finds the corn tortillas. For whatever reason, that's her deal. We literally have to put the bread, put the corn tortillas, put them inside of a drawer. One time we came home and the whole bag of avocados was gone. We still don't know what happened. We just saw traces of avocado everywhere, and thank God there was not a big mess to go with it. There were like half-chewed pits everywhere. It was bizarre.

Powder Room and Laundry

The powder room has these massive soaring ceilings. You're not going to lose the wow factor no matter what price point you're at, and you really can achieve the same look. Some of the homes in this community let you get those bigger homes with the bedrooms on the grander scale and really just upgrade galore. Or if you are looking to pay more in that lower amount and you're being a lot more intentional with your dollars, you can still achieve a lot of these looks and get a lot of this luxury without completely blowing the budget.

The laundry room is functional. It's not the biggest we've ever showed you, but you've got a nice place to fold, you've got your cabinets overhead, and they actually went with 3-centimeter quartz in the laundry. It's these little things that they do that really step up the look inside of a home, and it's one of the things that is really important to us because we're looking for these features that are really going to give you that luxurious feel no matter what you're spending.

Upstairs Layout: Catwalk Hallways and Ensuite Bedrooms

At the top of the stairs, you've got this whole catwalk-style hallway that goes one way and another one that comes the other way. This house is so unique. Before we get too far, there's a nook tucked back that makes for a really good space. You have not seen any downstairs room for a study or an office. The way that they have this area tucked back, if you do have the need for a study or an office and you don't mind being in the open, you can certainly work from this space. They have it set up that way, and it makes a lot of sense.

One of the bedrooms is really good-sized, and this one comes complete with an ensuite bathroom. I love the fact that they have the longer countertop, so you do have more storage, more prep space. They also have a stand-up shower. So many of you guys are calling and you're like, "Mitzi, why does every builder build with the shower and the tub combo? We don't need that many bathtubs. We need one for when our grandkids come to visit and we've got to wash them, or we need one for resale at the very least." But a lot of people want more of the showers, especially for guest rooms and things like that. I do love that this room has that feature. And then you have a walk-in closet.

Ceiling Height and Bonus Space

Check out the ceilings, even upstairs. A lot of times when we move upstairs, you lose the ceiling height. It really just depends on the house, but even up on the second floor, you do have these massive 20-foot ceilings, so you really do have a lot of design features that you're not going to get everywhere. As you follow me down the catwalk, you can literally look down on your living room. It's just such a cool house. It's so funky. I really, really love it.

They have the bonus space set up as your secondary living room, which absolutely makes sense. This is what you would use for your bonus room, that type of thing. It'd make a great game room. You literally have this whole wall of windows that goes completely on that side of the house, which is absolutely stunning. Tons of natural light. It is so beautiful.

Jack-and-Jill Bathroom and Secondary Bedrooms

The bathroom serves both of these bedrooms. You've got your double vanity, and I love that they did a different quartz. You've got your 3-centimeter quartz, you've got this stunning wallpaper that is absolutely gorgeous, and you've got your tub. There's your tub with the tile over, and they took it to the ceiling. It's these little things that may seem little, but especially if you're thinking about resale, it really does make a difference because this is what buyers are looking for.

One of the bedrooms has these massive soaring ceilings and this super fun funky wallpaper that really gives it that designer element, but it's not overpowering. You've got another walk-in closet. This one's got the window. Some of y'all are like, "Why did they put the window in the closet?" Because they want to make it all match. If you don't like it, it's fine. That's what Roman shades are for. You just pop it in there and it'll keep the space dark so it's not fading your clothes. What you can't do is put in a window after the fact to make it look cohesive because it's going to look kind of funky on the outside. So that's why they do it like that.

Primary Suite: Front of the House and Downstairs Options

The primary bedroom is tucked in the front of the house. That's not the same layout that we usually see. Again, one of the reasons why I absolutely love this house is because it's kind of funky, it's a little different. As your guests are coming in the front, if you don't want them seeing your bedroom, you just shut this door and this whole space is blocked off. But if that's not something that is important to you, you can have the door open and it's nice and central to the front of the house, which I love.

You also have this massive 36-inch light. Now I'm taking that out and I'm replacing it with a massive ceiling fan because that's what helps me to sleep. But I just absolutely love all the natural light that you have.

Primary Bathroom and Closet System

This bathroom is so pretty. The way that they did the sconces with that feature wall ties it all in together. So beautiful. You've got this awesome large honeycomb tile on the floors. You've got this great vanity with the double sinks, so you're not skimping on anything. The one thing you're not going to find in this bathroom is the soaker tub or standalone tub. That only matters to some of y'all. Some of y'all want it, some of y'all don't want it. It's one of those love-hate relationships.

You do have an awesome shower. It's nice and big. It's not so big you're going to get cold taking a shower. You've got your rain head, you've got your normal shower head, and you've got your bench. You've got your water closet tucked over on the side there, and you also have a linen closet here, and you've got your walk-in.

They did the closet system. It's so interesting because I actually was just showing a house that was built by the same builder, and it did not have the closet system. For my buyer, it was a no-go because this space had the wire racks and they just couldn't see it. They said no. Good lesson for you: if you are going to spend the money, you might want to either have a plan to do it after the fact or do it at the build level, because those are the little details and the touches that are going to make somebody make a decision as to whether or not to buy your house, resale if you do have to sell in the near future.

Pricing and Products: Townhomes to Estate Homes in Williamson County

I know how this typically works. We've got our pricing sheets or we've got all the information pulled up, but I'm telling you right now, in this community, I'm going to overwhelm you. So we're not going to go that route. First, I'm going to tell you there are a total of 210 homes in this community. We are in Saddlewalk . This is Signature Homes, and they have just gone nuts, especially over this last six months. They've sold so much of the inventory, there's not a ton left.

They are starting townhomes, so you can literally get a 4-bed, 3-bath townhome in Williamson County. We can get you in right at around $500,000, which is absolutely insane. You've got the schools, check them out. You've got the proximity to everything, and you can get that product with a primary downstairs. You could even put a whole primary suite downstairs and just blow out the whole downstairs. So that's an option.

You do have these estate homes, you do have something in the middle. So tons and tons of options. There's basement homes, you guys. Y'all are calling, you want to know about those basement homes. This community has them, but the opportunities are dwindling every single day. In fact, we couldn't even shoot in the other model because there were people galore, so we had to come in here and shoot this other home. So we don't want you guys to miss out. Do not wait.

You want to get into this community in and around the $600,000 price point. We can get you up in the $1.3, $1.4, and beyond. It really depends on what you're looking for, but there is something for everyone. But the phones are ringing off the hook, so do not wait.

Amenities and Location

The amenities are completed and active in 2026. The clubhouse is up, the gym is up, and everyone is out. That is one of the reasons why this community is selling like hotcakes. The location is great. You're in Thompson's Station, you're in Williamson County, and you've got access to everything. Another community is coming right behind this one, so if you miss out on Saddlewalk, we'll get you those details. But right now, this is where the action is.

Which Saddlewalk Product Is Right for You

If you're trying to decide which product in Saddlewalk makes sense for your situation, here's how I'd break it down based on what we're seeing with buyers:

  • Choose the townhomes if you want Williamson County schools and a 4-bed, 3-bath layout starting around $500,000. You can get a primary downstairs, and you're being intentional with your dollars without sacrificing location or school district.
  • Choose the mid-range homes if you want more space, more upgrades, and you're comfortable in and around the $600,000 price point. You still get the architectural details, the soaring ceilings, and the variety of layouts.
  • Choose the estate homes if you want the grander scale, more bedrooms, basement options, and you're willing to go up to $1.3, $1.4 million and beyond. You get upgrade galore and the full Signature experience.

The trade-off is inventory. The opportunities are dwindling every single day. If you wait, you might miss out entirely. There's another community coming behind Saddlewalk, but if you want in on this one, you need to move now.
