New Construction in Fairview, TN: Communities to Know Copy blog title

If you've been researching a move to Fairview, Tennessee, you've probably noticed something: the names keep coming. City Center, Orrinshire, Belvoir, Cumberland Estates. It's a lot to track, and honestly, even people who already live here are having a hard time keeping up. That's because Fairview is in the middle of a serious growth phase, with new construction communities breaking ground and a massive mixed-use City Center project reshaping the heart of town.

I spend a lot of time in Fairview helping buyers figure out where they fit. We're going to walk through the new construction communities across a range of price points, give you an update on that City Center everyone's asking about, and show you how to position yourself whether you're moving this year or next.

One of the biggest reasons people are choosing Fairview over nearby Franklin is the lot size. We're talking half-acre, acre, even two-acre lots and beyond. If you've looked at Franklin and felt priced out, Fairview is where your dollar goes further while keeping you close to Franklin with a short, beautiful drive. Let's get into what's actually happening on the ground.

Table of Contents

Fairview City Center

The Fairview City Center is not a subdivision. It's a 52-acre mixed-use project happening just north of the existing City Hall, right in the middle of Fairview. The idea is to create a walkable downtown area that combines residential and commercial space from scratch, and it's being developed by Regent on the commercial side and Lennar on the residential side.

Lennar is building single-family homes and townhouses as part of the project, all designed to be walkable and connected to the commercial spaces. The City Center also ties into Bowie Nature Park with walking trails, which gives the whole development a connected, outdoor-friendly feel. If you've seen what Nolensville is doing with their city center project, this is a similar concept. It's meant to create a gathering place and a sense of downtown where one didn't really exist before.

We didn't break ground on the City Center until 2024, so it's still very much under construction. Sidewalks are in, roads are in, and there's a stoplight at Highway 100 that's already installed but not yet functioning. You can see progress, but it's not finished. There are already for-lease signs going up for retail spaces that haven't even been built yet, which tells you they're actively looking to fill those commercial spots.

What to Expect and When

A lot of people think this is a city project. It's not. This is a private development, and like any large-scale project, it takes time. Some residents are wondering what the holdup is, but the reality is that a 52-acre mixed-use development doesn't happen overnight. The infrastructure is going in, the commercial leasing is starting, and the residential component is on the way.

If you're thinking about planting permanent roots in Fairview, I think this City Center is going to do a lot for equity over time. It's going to change the feel of the town and give residents a walkable downtown area that connects to nature and retail in a way Fairview hasn't had before. It's worth keeping an eye on, especially if you're considering new construction in Fairview TN and want to be here before the City Center is fully built out and pricing adjusts.

Cumberland Estates

Cumberland Estates is one of those communities that's been around for over a decade, built by Old South. It's almost completely built out at this point, which is why we haven't featured it heavily on this channel. But there are still a few final opportunities remaining, and if you're looking at new homes in Fairview TN in the $500,000 to $600,000 range, it's worth knowing about.

Old South has been a popular builder in Middle Tennessee for years, and they've built in several different markets. Cumberland Estates has a very connected community feel. On any given day, you'll see people out walking, and there's a sense that people actually live here and engage with their neighbors. That's not something you find in every subdivision.

The challenge with showcasing Cumberland Estates is that the model finishes are 10 to 12 years old. It's not how you would build your house today, so if you tour the model, keep that in mind. The bones are solid, but the design trends have moved on. That said, because the community is almost sold out, there's room to negotiate and leverage builder conditions to get you a better deal than you'd pay at market prices for a brand-new home.

Old South's Next Move in Fairview

Here's something that's not even public yet: Old South just purchased additional property in Fairview. They're planning a new community, and that's coming down the pike. I don't have all the details yet, but if you've been following Old South's work in the area, you know they build quality homes with a focus on community. If Cumberland Estates is almost gone, this new project is going to be the next opportunity to get into an Old South neighborhood in Fairview.

Orrinshire

Orrinshire is one of the communities really moving in Fairview right now, and it's brought to you by Drees. Drees is a luxury builder we've showcased on this channel regularly, and they're known for quality and semi-custom options. These aren't fully custom homes, but depending on where you are in the process, there's a lot you can do to make your Drees home feel custom and work for your family.

Orrinshire is located off Northwest Highway, and when they first started building, they weren't sure how the community would be received. They initially planned to build just one row of homes down Orrinshire Road. It sold so well that they acquired another plot of land right alongside the original community, and they just released another phase. That means you have the opportunity to get in on the ground floor of this next phase, pick your lot, pick your finishes, and pick the model you want.

Pricing on these homes starts right around the million-dollar-plus mark. These are large homes on large lots, and Drees doesn't spec a whole lot of inventory because they don't need to. Homes are selling quickly, and most buyers want to build from scratch and customize. You can add extra garage bays, raise your garage door if you need space for a larger vehicle, build a second-story room with or without a balcony, the sky is the limit if you get in early.

The Northwest Highway Reroute

Right now, Orrinshire is off Northwest Highway, which used to feel like a main thoroughfare. But the city of Fairview is in the process of rerouting all the heavy traffic off Northwest Highway. They're going to cut it short right before the Belvoir and Orrinshire neighborhoods, so these communities will have more of a neighborhood feel and won't feel like you're living right off a busy road.

That's a big deal. Once that road is rerouted and the City Center is built, pricing is expected to go up even higher than where we are now. If you're looking at luxury new construction in Fairview TN and you want to take advantage of special pricing before those infrastructure changes happen, this is the time to move. We can help you get in with your contingencies and lock in pricing before the market shifts.

Reserves on Chester

Reserves on Chester is another Drees community in Fairview, and it's in the same pricing tier as Orrinshire. You're starting right around the million-dollar-plus mark, and you're getting the same luxury builder quality and semi-custom options that Drees is known for.

The focus here is on quality and customization. Drees gives you the ability to make the home work for your family without going full custom, and that's a sweet spot for a lot of buyers who want a high-end home but don't want to manage a custom build from the ground up. If you're comparing Reserves on Chester to Orrinshire, the main difference is location and lot availability. Both are strong options if you're looking at the luxury end of the Fairview market.

Because these are both Drees communities, you're getting the same builder standards, the same semi-custom process, and the same attention to detail. If you're relocating to Fairview TN and you're focused on the luxury space, these are two of the top communities to consider right now.

Belvoir

Belvoir is brought to you by Castle Rock, and it's another luxury community off Northwest Highway. Pricing starts around the million-dollar-plus mark, and like Orrinshire, Belvoir is going to benefit from the city's plan to reroute heavy traffic off Northwest Highway.

Once that road is rerouted, the whole area is going to feel more like a neighborhood and less like a busy corridor. That shift is going to make these communities even more desirable, and pricing is expected to increase as a result. If you're looking at Belvoir, the same advice applies: get in now, before the road changes and before the City Center is fully built out.

Castle Rock has a strong reputation in the area, and Belvoir is positioned to be one of the beneficiaries of all the infrastructure and development happening in Fairview right now. If you want to take advantage of lower pricing before the neighborhood feel improves and demand goes up, this is the window.

Timberbrook

Timberbrook is a brand-new community by Richmond American, and it's just getting started. This is a different pricing tier than the luxury communities we've been talking about. If you're looking to break into the Fairview market and you're not looking to pay those Belvoir, Orrinshire, or Reserves on Chester prices, Timberbrook gives you an option for more affordability.

Richmond American is not a builder we feature all that often on this channel, and if you want to know more about that, you can ask me when you reach out. But I think it's worth noting that Richmond American is building a brand-new community in Fairview that's going to give you a different level of build and a different price point. If you want to get into Fairview but you're not wanting to pay luxury prices, we do have some affordability in the community.

Timberbrook is early in the process, so there's not a lot of detail yet on what the finished product will look like. But if you're a buyer who's been priced out of other Fairview communities or you're looking for a more accessible entry point, this is one to keep on your radar.

Otter Creek

Otter Creek is a community we're going to feature subsequently, but I want to give you a heads-up now because MI Homes is just getting ready to break ground on a new phase. Otter Creek is actually an existing neighborhood right now with homes that were built many years ago by Castle Rock when they were still Jones Company. There's a very connected community feel, and a lot of people who live there are on a planning committee that organizes activities and events to keep the community engaged.

That's one of the reasons so many people want to be in Otter Creek and are excited for MI Homes to get started on the next phase. The existing neighborhood has beautiful homes, and the social programming and community engagement are strong. If you're someone who values that connected feel and you want to be part of a neighborhood that actually does things together, Otter Creek is worth a close look.

Pricing on the new MI Homes phase is going to start right around the $700,000 to $800,000 range. When you add in all the finishes and upgrades, you're pushing up into $900,000 or higher. That puts Otter Creek in the middle of the Fairview market, not entry-level, but not the luxury tier either. It's a solid option if you want a quality build, a connected community, and a price point that's not at the very top of the market.

We'll do a full breakdown of Otter Creek and the MI Homes phase in part two, but I wanted to mention it here because it's one of the most exciting projects coming to Fairview right now.

Conclusion

Fairview is in the middle of a serious growth phase, and if you're thinking about moving to Fairview TN or relocating to Fairview TN, this is the time to pay attention. We've got a 52-acre City Center under construction, new phases breaking ground in luxury communities like Orrinshire and Reserves on Chester, more affordable options like Timberbrook just getting started, and connected neighborhoods like Otter Creek expanding with new inventory.

The common thread across all of this is lot size. Fairview gives you half-acre to two-acre lots and beyond, which is hard to find in nearby Franklin without paying a premium. If you've been priced out of Franklin or you just want more land for your dollar, Fairview is where you can get that while staying close to Franklin and Nashville with a short, beautiful drive.

There are quite a few other developments we didn't even cover in this blog, so you're going to want to catch part two to see more of what Fairview has to offer. For now, if something I talked about stood out to you, or if you're ready to take the next step and schedule your one-on-one buyer consultation, please reach out. I love hearing from you guys, and I'd love to walk alongside you and your family as you look at transitioning to the Williamson County area. Call/Text 615-845-5569 or book a FREE consultation here.
